Today I have an interview with a remarkable Young Entrepreneur – George Colyvas, the CEO of Onerealtor– a real estate consultancy-funded company that he started about 2 years ago.

What gets you up in the morning?:

A.
I always make sure I sleep after making sure I have set my goals for tomorrow’s tasks. I put the alarm to wake me up at 6.30am every day regardless is weekend or weekdays.

Q.
Why Real estate and not PR? (Which is the degree you hold):

A.
I would say I love my first Job. Let’s get back in 2013 whereby I finished my Bachelor of Arts in International Relations and started my first job a Real Estate Consultancy in one of my previous company (Prime Location Investment Company) where I learned and became in love with what I am doing now. Therefore, I would Say PR is a nice job but Real Estate added value to my entire career’s life.

What exactly do you do? (a real estate consultancy firm)

A.

I work as Property Consultancy, Real estate agent: helping our client to search their dream properties, Sales & Marketing of Properties, Mortgage Facilitation, and also property Management

Q.
Tell us your typical work day?

A.
I start my work at 9am every day except days that I am supposed to have an early meeting, I usually get time to read emails before doing anything and execute my day plan. I end my day at 5pm every day.

Q.
How long have you been a Real Estate Agent for?:

A.
I started Real estate Consultancy ( Agent) in 2013 now I complete 4 years in Real
Estate industry.

Q.
What made you think of this business idea?:

A.
Experience pave the way to your own successful ideas. Real estate gave me an insight and led me to try doing it. It is among the wealthily business in the world.

Q.
Do you have a business plan to operate your business?

A.
Yes, I do. There is no business without determining your future in terms of progress and development via you plan. They say “if you don’t plan, then prepare yourself to fail”.

Q.
Tell us your experience about rural & urban real estate?

A.
I can say I have based more in an urban real estate which it is the most growing industry comparing to rural, but during my 4 years in real estate, I can see the transformation, whereby the rural expansion becomes so rapidly in to make sure better living to everyone.

Q.
There were changes of government leadership Tanzania 2015, and that changes suddenly affected many kinds of businesses in Tanzania, so what the impact of that changes in your field?

A.
I see opportunities, as the State has stressed up in paying of taxes, having legal operating business. So, in my field of business, the government gives a bigger opportunity as it has led the process to go fast, no bureaucracy in some government institution and has reduced rate of corruption in which it gives way to do business in the deliberately way. And with the decision of government moving to Dodoma (the capital city) is the only way will lead the real estate business to grow fast as Dar es salaam will be the business city and will give an opportunity for local and international investors to invest in the contemporary architectural designs.

Q.
How do you manage your time? (your productivity secret)

A.

I work smart and not hard. There is sometimes receiving a call from the client looking for a property so before going to the market search I usually plan a schedule for my client before anything to commence, I usually connect myself with other agent and later take the client to the property after the search. Therefore I would say, TIME IS HAS BIGGER VALUE done waste it for nothing productive. I would suggest you would rather stay in the office doing some other works instead of pushing yourself to things that will not be productive at the end.

Q.
What is your predictions for upcoming 3 years in you’re  field, according to government leadership changes?

A.

I see new Tanzania, I see the growth of real estate sector as in term of buildings development, expansion of cities, eg. new Kawe City by 2020 will be the luxurious city in dar es salaam. Like now there is a shortage of houses about 200,000 Annual. So, by welcoming investors from different angels of the world will reduce the shortage of houses by probably 40%.10. How many hours do you work a day on average? I usually work 3 to 5 hours a day, but I make sure I everything goes well in 24hrs. (Removed)

What advice do you have for others who are starting their own Real Estate Businesses (five
please);

A.
• Be persistent,
• Patient
• Visionary
• Never give up and have hope that tomorrow is going to be a good day.( Be
encouraged)
• Find the mentor who will lead and coach you throughout all your business’s
life.

Q.
What are the biggest issues for running this business? (Real estate Consultancy):

A.
Some of them might see capital is the big issue but from me capital is not an issue unless giving good service to the client, being innovative and adding value to whoever contact you for any services. You might have 10,000$ for start up company but if you lack good team, good service you will definitely be a failure of your dreams.

Q.
Tell us about your work experience? How has it prepared you for Real estate Consultancy?:

A.
I usually say this to those fresh graduates from college, if you want to become a good entrepreneur don’t go for a bigger company, choose the startup company and you will grow, eventually you will learn, experience, and ultimately starting your own company.

The benefit you get from startup companies are plenty of them which are, being part of the company, being closer to the managers and being part of the decision-making. When I finished my Bachelor of International Relations, I had no options about jobs but I let myself to find anything that will keep me busy (Job) but when I got my first job at Prime Location Investment Ltd I didn’t look at my salary, how much I was getting per month but I set my vision and letting myself to learn the organizational structure of the company at large.

I was hard working, close to my boss who was sometimes acting as my mentor, asking as many questions as I can about real estate at the same time I was reading a lot of articles and books about real estate. e.g Real estate for
dummies.

Q.
What is the future for this Real Estate Consultancy business?

A.
This is the industry which does not fail I can say, it grows every time and every day. People need this service 24/7 and to remind you, the cities are growing rapidly hence there would be a need to have more real estate consultancy firms which will help people to make their right decisions in real estate.
